Still no word from #13, but we had Showing #14 this afternoon. I got a call around 11 AM that they wanted to come at 1 PM. They got here just after 1:00 and were in the house for 20 minutes! I think that's a good sign that they were at least a little bit interested. They took two of our information packets that we leave out, and when they left we saw them stop by the "for sale" sign for a couple of minutes, like they might have been writing down the contact information or something. We were watching from the end of the block so we couldn't be sure what they were doing, but they at least seemed interested in the house to have spent that much time here. So now we wait some more!

We had another showing today! This was #15. A realtor knocked on my door at noon. She had tried to call but couldn't get thru for some reason, so she wanted to know if she could show the house. We were out the door in 10 minutes! When they finished I got to talk to them for a while. The client liked the house, and she liked that we'd made the 5th bedroom! She asked about school districts, which I have no clue about, so she was going to check into that. It sounded like if the school situation works out, she may be making an offer. The family is moving down here from out-of-state, and apparently the mom is here house hunting and once she finds something, the rest of the family will join her. This one sounds very promising!
Still no word back from #14, and nothing more from #13. I was really discouraged this morning, so it was great to get another showing so quickly. A definite morale booster! God even worked it out for my son to be gone. He was orginally scheduled to work at 1:00, and if he'd been on that schedule he would have been getting ready for work when this lady stopped by. That could have been bad news! But he got called in early today so he was already gone, and I had cleaned his room right after he left. So even tho' we weren't expecting them, we were ready. Watch this be the one too funny how each step of this showing happened!
The fact that these people are from out of town might make them more eager to settle down to a good home even if it doesn't fit *all* their ideals. Will pray that this one is IT! |

What a day!! I got a call at 3:30 this afternoon that a realtor wanted to show my house within the hour. I wasn't even at home but had to go home to take care of the pets, so we scheduled it 4:00-4:30. I dashed home to do what needed to be done, then left again at 4:00. The girls & I were gone for the next 3 hours (dance class, karate, etc). When I got home I scanned the realtor's business card and sent it to my realtor, and within minutes I got an answer back from him. He said her client may be making an offer in the next few days, so to keep our fingers crossed! He said we will keep showing the house until we have a signed contract. But this is the BEST we've ever had! The other realtor had to have called him sometime between 4:00 & 7:00, before he even sent out a request for feedback. I'm so excited, but trying hard not to get my hopes up too much in case it falls through. I'll keep you posted, but it may be the first of the week before we really know anything. This makes three showings in four days, which has never happened before!

Still no offer, but we have a little more news. The last people to see the house (#16) want to put in an offer, but first they are checking on their financing. I guess they thought they would have that done by today but it's taking longer to get it done. If they can get financing approved, they do plan to put in a bid on the house. So please pray that their financing goes thru, and soon! The waiting is driving me crazy!

Well, we got an offer, but .... if you're on-line and get this message tonight (Tuesday), please pray for guidance for us! The offer is quite a bit lower than we'd hoped for. We have to give them an answer in 24 hours. Please pray we make the right decision.

We decided to accept the offer even tho' it was low. It's enough to cover our expenses and get us into a new house, which is the main goal. The buyers are waiting to get their financing approved. They have 10 days to do that or the deal is off. So now we are waiting anxiously, hoping everything goes through. I'm praying we hear something tomorrow or at least by Monday. If all goes well, we are supposed to close on the house on December 15 -- three weeks from tomorrow! I will have a very busy 3 weeks ahead of me, but it means we will be in Texas for Christmas!
My husband is going out this weekend to talk to the builders. We are having a house built, so we'll be staying with my sister until that is finished. They have one house (of the floor plan we like) in progress that will be ready by February 1, but it may not have all the features we want. If it doesn't, we'll have one built from the ground up which is supposed to take 4 months. We should know this weekend which way we will go with it. Either way, it's all very exciting! We're still waiting, but are hopeful. Their realtor said the bank is supposed to have everything they need to give a final on the loan by Tuesday, possibly Monday. She seems to think it will go through, it's just a matter of when. But until it actually does, I'll be nervous about it. We're going ahead as if it's going to happen, just doing everything on a contingency. My husband "ordered our house" yesterday (for lack of a better way to say it). He reserved the lot, ordered the upgrades we want, and put money down to lock in the price. Assuming all goes well, once I get out there I'll have to go pick out our tile, carpet, etc. and then they'll start to build. I'm holding off on doing too much here until I get definite word on their loan approval, but starting Monday or Tuesday I'll be in overdrive, I'm sure! Okay, now I'm ready to scream!! Still no word from our buyers on their loan approval, so I guess it's going to be Tuesday before it's final. But today I got a call from our realtor's office. At 4:00 they called, saying they had an agent who wanted to show our house "within the hour". First I told her I could do 5:00, but she asked if we could set it for 4:30-5:00. I said okay. Five minutes later she called back and said the agent had asked if she could have 4:30-5:30 because she's showing a series of houses and wasn't sure if we'd be at the beginning or end of the list, so I said okay. We rushed around getting ready, left at 4:25, and parked down the block to make some phone calls and watch the house. At 4:30 a car pulled into the driveway. Three people got out and walked up to the front door. It looked like they were ringing the doorbell. Then one of them opened the storm door, apparently saw our note (telling them the lockbox is on the side yard) and she walked around to the side of the house. She came back, walked back to the front door, then all three of them got back in the car and drove away! We came home and found the realtor's business card stuck in the door. I called our realtor and he said to assume she decided not to show the house for some reason. I think she couldn't find the lockbox, even tho' there are specific instructions in the realtor's notes telling where it is (and 15 other realtors have had no problem finding it!) So we're back home now, and I'm very frustrated!

Well, we're still waiting on our buyers to get their loan approval. It was supposed to be done today. Now they're saying they should have it tomorrow. So we'll wait some more.
The good news is I got the paperwork on our new house today for me to sign and sent it back overnight express, so the builder should have it tomorrow. We also got pre-approval on our loan, so things on that end are coming along great! Now if we can just get things on this end to go as well, we'll be in good shape. Oh, the "fun" just never ends! We still have not heard back from the buyers on their loan, but now I have another showing this afternoon! It's scheduled 12:30-1:30 but we're going to be ready by 12:00 since we've learned that realtors tend to not tell time very well. Since the buyers never signed our counter-offer, we don't actually have a contract with them, so it's possible we could still get another offer from these people today. I'm not expecting that to happen, and mostly I just want to get this house sold to "whoever". But it is a possibility. The house is clean, the kids are finishing up a few things. My son was meeting a friend for lunch at noon anyway so that worked out well. So now we have more things to think about and more time to wait! I'll let you know how it goes.

We had another showing today. This is #19 if I haven't lost track. I got a call at 12:50 saying an agent wanted to show our house, among several others, between 1:00 & 3:00. We hurried to get ready and left around 1:15. I saw them on the driveway at 1:50, drove around for a while, and they were gone when we came back at 2:00. I don't know anything about them, except they were in the house less than 10 minutes and didn't take a brochure. That doesn't sound real promising.
We still haven't heard back from the people who made the offer. Tuesday they said they'd have a final answer "tomorrow" but we got no response from them yesterday and none yet today. It's still possible, though, so we keep waiting. Lori D Visit our family web site: http://birkdalebunch.com/ |

I talked to our realtor this afternoon. Things are not looking good with the people who made the offer on our house. They're still saying they'll get the loan "tomorrow". Apparently there's a problem with their credit, so it could still happen, but might not. He got some feedback from the last two showings but neither of them want the house. He's encouraged that we're still getting showings, though. After talking it over we decided to lower our price again. It will still be priced above what the one couple offered us, and we're hoping that will get us some more lookers and hopefully another offer. We'll see what happens. It's still possible we'll get moved before Christmas, but it's looking more and more like we'll be here thru the holidays.

Well, actually, it was neither of those things. I was in the hospital. I'll post the details on the "What's up?" thread. As for the house, the people who made the offer never did get financing. Still could, I guess, but haven't yet. We had another showing yesterday and those people are interested. We have another one scheduled Sunday afternoon. These are people who have lived over here before and are moving back, and specifically want to live in our neighborhood. So both yesterday's and Sunday's are prospective buyers. The other people not getting financing could turn into a blessing in disguise since we're pretty sure either of these other two will offer more than they did. I'll keep you posted. Things are amazingly busy here! I told you about the showing we had on Tuesday (or Wednesday, I forget which) while I was in the hospital. This morning the scheduling agent called and we have another one scheduled for tomorrow at 12:30. Then our realtor called and he showed the house today at 1:00. He called me at 12:45 just to be sure I'd gotten the message. I hadn't! So we raced around getting ready and were out the door by 1:05. His clients were running about 10 minutes late so that worked out well. So we had the showing today, another one scheduled tomorrow, and another one scheduled Sunday afternoon. This is wild! Four showings in a week, in December! He said he doesn't think he's ever seen this happen before. I'll let you know how things turn out.
